Two teams are given £300,000 and 12 months to see if they can make a profit in real estate. First time developer Paula hopes to combine her business savvy with Lyndsey's local knowledge of Edinburgh, and the pair invest in a one-bedroom flat with a crumbling interior. Gary McCausland follows two teams hoping to earn money in real estate. Paula and Lyndsey make a £14,500 profit on a flat in Edinburgh, before setting their sights on a property on the Royal Mile - the city's most historic street. Meanwhile, Dan and Daniel continue to invest in their conversion of a crumbling four-storey house in Margate and set about re-drawing their plans - much to Gary's dismay

The women extend their lead when they complete a second conversion, but hit problems when Paula suffers an injury and they also encounter more difficulties when they learn they need planning permission to knock down a wall. Dan and Daniel begin developing a one-bedroom flat in Hastings, but run into trouble when they learn the plaster work will cost £1,000 to repair. Then Dan is left to do all the manual labour when his partner returns home. Lyndsey and Paula set their sights on a disused church in rural Scotland, where they face a series of unexpected problems. Paula and Lyndsey continue their attempts to buy and convert the disused church near Edinburgh, but are shocked to find estimates for building costs are nearly double what they expected. Meanwhile, Dan and Daniel struggle to attract potential buyers but make their first profit on a one-bedroom flat in Hastings, despite the offer being lower than their asking price. Dan and Daniel fall out with their neighbours, freeholders and builders in a bid to claw back some of their losses, while their builder becomes increasingly frustrated with their shambolic approach. Paula and Lindsay hire a classy estate agent to sell their redeveloped Scottish church, and when it is valued for £130,000 they look set to make a £48,000 profit

The girls continue to search for their next project north of the border, but receive a blow when the sale of a previous property falls through. While they are coming to terms with the loss of another deal the boys are granted permission to convert the basement flat, but their management style antagonises the builders tasked with carrying it out. The teams attempt to complete their final projects as their year in business comes to an end. Dan and Daniel hope that their gamble in Portugal will save them from financial despair, while Paula and Lyndsey aim to squeeze as much profit as they can out of their compact flat in Perth.
